Property Information | Rook Lane, Micheldever, SO21

Attractive Grade II listed house with stylish accommodation of 2500 sq. ft. and on a plot approaching a quarter acre.

The Property:
Situated within the heart of the village of Micheldever, Southbrook Farm is positioned on a quiet no through road, yet within a short distance of the village amenities. An impressive reception hall has stairs that rise to the first floor and stripped and polished floorboards. A drawing room has a front aspect bay window and exposed ceiling timbers, polished floorboards and an open fireplace with an attractive stone surround. Both the reception hall and drawing room neatly link with the 'live in' kitchen/dining/sitting room which is undoubtedly the heart of the house and perfect for everyday living as well as entertaining. This space has been refitted to one end with a range of hand painted 'in frame' base units with wooden counter tops, AGA and casement windows that overlook the garden. The sitting/dining space is beautifully light due to its triple aspect and has French doors that open into the garden. Leading from the snug/music room there is a guest bedroom although currently used as a library, with a ladder leading up to a mezzanine area which is a large space ideal for a games room. There is also a downstairs shower room and utility room. On the first floor there are four good bedrooms: The principal bedroom forms part of the extension above the kitchen, a double aspect room with impressive full height vaulted ceilings. There are three further bedrooms, a bathroom with a four-piece suite and a separate W.C. on this floor.
Outside there is a gravel driveway with parking for 3-4 cars in front of a 3 bay oak framed garage. A gate leads through to the rear garden, which is private, predominately laid to lawn with fruit trees and herbaceous borders. There is a terrace area, ideal for outdoor entertaining, and there is also an outbuilding with under floor heating which makes a great studio/home office.
