Unfortunately gazumping is not illegal – despite regular calls from consumer groups and certain politicians for it to be made so. The fact is that under our system, nothing is legally binding on either seller or buyer until exchange of contracts. Up to that point, both parties are entirely free to change their minds.

As part of Belgarum's partnership throughout 2015 with Trinity Winchester, we are helping them out by donating our time in addition to financial support.
Belgarum team sleep rough for charity
Throughout 2015 Belgarum are supporting Trinity Winchester as our charity of the year. So far we've been able to help Trinity Winchester by collecting the food donated from Sainsbury's in Badger Farm and Greggs the baker a couple of times a month. These donations mean that Trinity Winchester do not have to spend any money on fresh fruit, vegetables or desserts.
Transparent fees to be displaying by all letting agents
As of the 27th May 2015, under the Consumer Rights Act 2015, there will be a statutory duty on lettings agents in England to display prominently a list of their fees. This applies to both in their offices and on their websites.
